Pradhan Mantri Awas Yojana (Urban) 2.0 is massive. But unlike rural housing, the urban process is often linked to bank loans and interest subsidies (CLSS).

1. Do You Qualify?

You must fit into one of these buckets based on Annual Household Income:

  • EWS (Economically Weaker Section): Up to ₹3 Lakh.
  • LIG (Low Income Group): ₹3 Lakh to ₹6 Lakh.
  • MIG (Middle Income Group): Specific criteria apply for the new phase (check updated guidelines on the portal).

Rule #1: You must NOT own a pucca house anywhere in India.

2. The Benefit Components

  1. ISSR: Slum rehabilitation (you get a house where you live).
  2. AHP: Affordable Housing in Partnership (buying a flat in a govt-private project).
  3. BLC: Beneficiary Led Construction (money to build on your own land).
  4. CLSS: Credit Linked Subsidy Scheme (interest discount on your home loan).

[!important] The CLSS Math If you take a loan of ₹20 Lakh, the scheme doesn't pay ₹20 Lakh. It subsidizes the interest on a portion of it (e.g., up to ₹6 Lakh). This saves you ~₹2.3 to ₹2.6 Lakh over the loan tenure.

3. How to Apply

For Subsidy on Loan (CLSS): You don't apply on a website. You apply at the Bank. When taking a home loan, tell the manager you are eligible for PMAY-CLSS. The bank sends your claim to NHB/HUDCO.

For Direct House Allotment: Use the PMAY(U) Mobile App or Common Service Centre (CSC). Cost of form: ₹25 + GST (at CSC). Online is FREE.
